The Falkenburg Road portfolio consists of two industrial buildings totaling 123,717 square feet on 8.74 acres in Tampa’s East Tampa industrial corridor, within Hillsborough County. The portfolio is net leased in its entirety to EMI Acquisition Company, a subsidiary of LSI Industries (NASDAQ: LYTS), which occupies the campus as its corporate headquarters and national distribution center for custom millwork, metal fabrication, and refrigeration systems.

InLight Real Estate Partners, alongside equity partner Pennybacker, acquired the portfolio to secure durable, below-market in-place cash flow from a mission-critical tenant relationship, with embedded upside through a scheduled lease renewal and rent step-ups across both buildings.
