Jeff Berryhill is a Founder and Managing Partner at InLight Real Estate Partners. Jeff has 20 years of real estate, capital markets and banking experience.
Jeff began his career at SunTrust in Jacksonville and spent several years lending to physician practices within the firm’s Private Banking division. After business school, Jeff joined the Structured Real Estate Group in SunTrust Robinson Humphrey’s Corporate and Investment Banking Division in Atlanta, GA. Jeff spent 11 years in the Structured Real Estate Group, ending his tenure there as the Managing Director of the originations team. During his time with the company, Jeff focused on the origination and structuring of build-to-suit and sale/leaseback transactions with the firm’s corporate and developer clients.
Prior to launching InLight, Jeff spent 4.5 years as a Principal at Stonemont Financial Group in Atlanta, a leading national industrial development and acquisitions firm. Jeff’s primary roles at Stonemont involved leading the firm’s partnership with Regions Bank, capital raising and sitting on the investment committee.
Jeff has a Finance degree and an MBA from the University of Florida and is a CFA charterholder. Jeff and his wife Shelley live in Ponte Vedra Beach, FL with their four children.

Charles Margiotta is a Partner for InLight Real Estate Partners, LLC (“IREP”) in Ponte Vedra Beach, Florida, primarily focused on the sourcing of acquisition and development opportunities and managing the company’s portfolio.
Prior to joining the firm, Charles served as Vice President of Lexington Realty Trust (NYSE: LXP), a public Real Estate Investment Trust based in New York City, and Dallas. Lexington historically was focused on Net Lease investments, until 2015 when the company began the transition of converting the portfolio and company and into a pure play Industrial REIT. Charles has worked on leasing, asset management, dispositions, joint ventures, and acquisitions for Lexington’s portfolio during his tenure there. He worked there for almost 7 years, starting off as an analyst, and working his way up to Vice President within the firm. The last three years Charles focused on the Southeast and Southwest markets and has worked on over 6,000,000 SF of leasing and over $2,000,000,000 of dispositions, acquisitions, build-to-suit, and speculative development projects.
Charles grew up in Jacksonville, FL and moved to Texas to attend Southern Methodist University where he received a Bachelor of Business Administration degree with a Major in Real Estate Finance and a Minor in Sports Management.
In February 2021, Charles moved back to Florida from Dallas, with his wife, daughter, son, and two golden retrievers and Joined InLight.
Since joining InLight, Charles has led approximately $240,000,000 of development projects and acquisitions.

Matt DiLeo serves as Principal for InLight Real Estate Partners, LLC (“IREP”) in Atlanta, Georgia, primarily focused on the sourcing of acquisition and development opportunities.
Prior to joining the firm, DiLeo served as Founder and President of Diligent Investment Group, a private commercial real estate investment sponsor based in Atlanta, Georgia, focused on the acquisition and turnaround of surplus industrial real estate assets controlled by owner-users. Since the company’s creation in 2017, DiLeo oversaw all manner of the firm’s private investment sponsorship activities, including: acquisitions, dispositions, asset management, capital raising, investor relations and internal operations. Before launching Diligent Investment Group, DiLeo worked for three years as a Partner at a boutique commercial real estate investment company based in Atlanta, Georgia. Prior to that role, DiLeo spent six years as an industrial real estate broker in several major markets with Stream Realty Partners, a national commercial real estate services firm based in Dallas, Texas. In addition to coordinating investment sales transactions, DiLeo facilitated hundreds of lease transactions, representing both tenants and institutional landlords.
A native of New Orleans, Louisiana, DiLeo graduated from Texas Christian University where he received a Bachelor of Business Administration degree with a Major in Finance and a Minor in Accounting. DiLeo also holds a Master of Business Administration degree from Emory University’s Goizueta Business School.
DiLeo lives in Atlanta, Georgia, with his wife and son, where he has volunteered with Big Brothers Big Sisters of Atlanta for over nine years and has completed several international service trips with Building Bridges Worldwide.

Paul co-founded SunTrust’s Structured Real Estate Group in 1998 providing build-to-suit and sale/leaseback expertise to corporate clients. Paul helped lead the transition of the group from transaction advisory to principal investment, becoming the first bank to invest equity and debt capital into corporate, net-lease transactions. After leading the Structured Real Estate Group, Paul became the Group Head for SunTrust’s Equipment Finance Group in 2013. Paul converted the group from a stand-alone business into a client-centric product team significantly expanding the groups origination activity. This included creating a Project Finance team that invested tax-equity and debt into energy infrastructure transactions, primarily utility-scale solar and wind assets.
Paul held prior positions in capital markets and investment management with U.S. Bank and Travelers.

Barton Hunter serves as SVP, Head of Development & Construction for InLight Real Estate Partners, LLC (“IREP”), with a focus on sourcing of acquisitions and development opportunities around the country.
Prior to joining the firm, Barton served as the Founder and Principal of Vision Street, LLC, a private real estate and development advisory firm focused on commercial and industrial development throughout the United States. He has over 28 years’ experience in real estate acquisitions and development and a reputation as a visionary, known for identifying acquisition opportunities, envisioning the possibilities, acquiring land and creating development and redevelopment opportunities.
Barton, has a breadth and depth of knowledge that has made him a trusted advisor in the acquisitions and development for many companies and allowed him to be a part of over 3.5 million square feet and over $1.5 billion dollars of development transactions. Through Vision Street, Barton worked closely with developers, investors and clients (Majestic Realty, Peterson Companies, DeBartolo Development and others) in formulating and implementing growth strategies for future commercial and industrial development opportunities. He advised clients on market and site location analysis, site acquisitions and various aspects of planning, concept design, entitlements and development for new and value-added opportunities.
Prior to founding Vision Street, Barton was Vice President of Real Estate and Acquisitions for Tanger Factory Outlets. Throughout his tenure, he was a partner in LandWorks, LLC, and held positions with Village Properties and Simon Property Group, Inc.
Barton is a native of Connecticut and studied at Thames Valley College and the University of Connecticut with a focus on civil engineering and business. Barton resides in Ponte Vedra Beach, Florida with his wife and son.

Bethany supports senior management, ultimately responsible for ensuring financial statements are properly stated including balance sheet, income statement, and statement of cash flow. Bethany oversees corporate accounting, property accounting for operating properties and job cost accounting for development properties.
Bethany has 6 years of experience in property and development accounting. Bethany started her career as a Property Accountant at Regency Centers and then went on to join Gatlin Development as the director over the property and development accounting team.
Bethany received her Bachelor’s in Accounting from the University of North Florida. In her free time, Bethany enjoys watching her daughter play competitive softball, traveling, and playing the piano.
Robert Price serves as an Associate for InLight Real Estate Partners and oversees the underwriting and execution of new development projects and value-add acquisitions.
Prior to joining InLight, Robert spent three years at Longview Senior Housing Advisors, a Blackstone portfolio company, as an Associate supporting the asset management and portfolio management of 90 assets totaling $1.8 billion in value.
Prior to joining Longview, Robert worked at Raymond James as an Acquisitions Analyst. In this role, he was an integral part of the Feasibility Team responsible for acquisitions and development of low-income housing properties. Robert’s experience at Raymond James included acquisitions of ground up development and rehabilitation projects.
Robert attended Florida State University where he earned Bachelor of Science degrees in both Finance and Real Estate. He earned his Master of Science in Real Estate from the University of Florida. Additionally, Robert holds a Florida Real Estate License. Robert is a Florida native, originally from Tampa. In his free time, he enjoys golfing, fishing, paddle boarding, mountain biking, snow skiing, and traveling.

Jack graduated with his Master of Science in Real Estate at the University of Florida in May 2022. He spent the prior summer with InLight as an intern focused on underwriting and due diligence. Prior to InLight, Jack served as a Development Intern at the PARC group here in Jacksonville, FL working on the development of Nocatee, a major master plan community in Ponte Vedra Beach.
Jack grew up in Orlando, Florida, and graduated from the University of Florida in 2022 with a Bachelor of Science in Business Administration, specializing in Urban and Regional Planning, and a Master of Science in Real Estate.
Eric Fernandez serves as an Associate for InLight Real Estate Partners, LLC (“IREP”) in Ponte Vedra Beach, Florida. Eric is primarily focused on underwriting potential acquisition and development opportunities. Additionally, Eric supports the company’s value-add and industrial services property portfolio management process. Throughout his career Matt has always remained active in the community and engaged throughout numerous professional and industry associations.

During his time in the Structured Real Estate Group he was directly responsible for underwriting more than $800 million of commercial real estate transactions. Previously, Logan also served as an Analyst in the Healthcare Investment Banking Group at Truist Securities.

Prior to joining Inlight, Logan served within Truist Securities’ Structured Real Estate Group, a division of Truist’s investment bank focused on build-to-suit and sale/leaseback principal net lease investments across the United States. His primary role consisted of underwriting and closing acquisitions. During his time in the Structured Real Estate Group he was directly responsible for underwriting more than $800 million of commercial real estate transactions. Previously, Logan also served as an Analyst in the Healthcare Investment Banking Group at Truist Securities.
Logan attended the University of Florida where he earned his Bachelor of Science in Business Administration with a minor in Real Estate. Originally from Miami, FL, Logan enjoys scuba diving, snow skiing and following Formula 1 in his spare time.
Taylor Kalafatis serves as our Financial Planning and Analysis Manager for InLight Real Estate Partners, located in Ponte Vedra Beach, FL.

Charles has worked on leasing, asset management, dispositions, joint ventures, and acquisitions for Lexington’s portfolio during his tenure there. He worked there for almost 7 years, starting off as an analyst, and working his way up to Vice President within the firm. Barton, has a breadth and depth of knowledge that has made him a trusted advisor in the acquisitions and development for many companies and allowed him to be a part of over 3.5 million square feet and over $1.5 billion dollars of development transactions. Matt DiLeo serves as Principal for InLight Real Estate Partners, LLC (“IREP”) in Atlanta, Georgia, primarily focused on the sourcing of acquisition and development opportunities.
Prior to joining the firm, DiLeo served as Founder and President of Diligent Investment Group, a private commercial real estate investment sponsor based in Atlanta, Georgia, focused on the acquisition and turnaround of surplus industrial real estate assets controlled by owner-users. Since the company’s creation in 2017, DiLeo oversaw all manner of the firm’s private investment sponsorship activities, including: acquisitions, dispositions, asset management, capital raising, investor relations and internal operations. Prior to joining the firm, DiLeo served as Founder and President of Diligent Investment Group, a private commercial real estate investment sponsor based in Atlanta, Georgia, focused on the acquisition and turnaround of surplus industrial real estate assets controlled by owner-users. Since the company’s creation in 2017, DiLeo oversaw all manner of the firm’s private investment sponsorship activities, including: acquisitions, dispositions, asset management, capital raising, investor relations and internal operations.
