InLight Real Estate Partners Savannah, GA Project UPDATE

60 acre Built-to-Suit Transload project to be completed July 2023

Savannah, GA – InLight Real Estate Partners is excited to announce it’s latest Built-to-Suit project, a 136,240 SF transload facility for Barsan Global Logistics in the hot Savannah market.

The 60-acre site, located between US HWY 80 and Old Louisville Road only 4.5 miles from the Georgia Port Authority’s Garden City marine terminal, provides irreplaceable access to the region’s pre-eminent seaport and other major supply-chain hubs.  Savannah has quickly become one of the most sought-after industrial markets for freight carriers , as evidenced by our project’s neighboring tenant base, which includes JB Hunt Transportation Services, Saia LTL Freight, and W8 Shipping.  We anticipate the continued growth of the Savannah industrial market and are thrilled to contribute towards its progress.

The 136,240 SF (130’ clear-span x  1,048’) facility, estimated to be completed July 2023, includes 4,000 SF of office build-out, 134 dock-high doors (67 being knock-outs), 2 drive-in doors, 155 automotive parking spaces, and 693 trailer parking spaces.  Transload assets have quickly become a critical component type of the overall supply chain and are designed to accommodate high throughput volumes and increase the maximum number of potential truck turns between the facility and major supply chain hubs.  Their efficient footprint and building depths (130’) create significant throughput economies of scale and allow users to quickly de-containerize and reconsolidate goods for local last-mile and regional distribution.  As companies shift to omnichannel DTC distribution models, driven by consumer timing expectations, the operational flexibility of a transload asset, designed like Barsan’s, best addresses the needs of a modern logistics service provider.  By pairing the port-proximate location with a highly efficient design that optimizes excess container storage, this project is a best-in-class asset in one of the fastest growing industrial markets in the nation.

Focusing on port-centric projects and assets that enhance the fluidity of the overall supply chain, Barsan’s facility is a prime example of InLight’s strategic focus. Leveraging the feedback from brokers and the local Port authorities, InLight quickly realized there was an immediate need for transloading facilities across several of their key markets.  InLight plans to continue its focus on similar projects, address this product type supply gap, and ultimately create more efficient and timely supply chains for its clients.  InLight’s partners on the project include Black Salmon Capital, InLight Capital, J.P.
