InLight Real Estate Partners Announces 271,000 Square Foot Distribution Center At Infill South Atlanta Site

Atlanta, GA – InLight Real Estate Partners is pleased to announce the groundbreaking of Rex Distribution Center, a two-building project on 21 acres in south Atlanta (Rex), Georgia. Construction began in June 2022, with delivery of both facilities slated for April 2023.

Rex Distribution Center offers quick access to three interstates (I-675, I-75 and I-285) and the bustling logistics corridor of Moreland Avenue, with Hartsfield Jackson Atlanta International Airport, the busiest airport in the world, accessible within a 15-minute drive. This true infill location, proximate to the core of Atlanta’s logistics infrastructure, provides access to over 80% of U.S. consumers within a two-day drive.

“Rex Distribution Center’s rare north Henry County location affords it the advantages of a business-friendly county with the infill logistical advantages of adjacent Clayton County. The site is positioned to service a wide variety of dense consumer demand areas along I-75, from the Atlanta MSA’s 7,000,000-person population immediately north, to the Port of Savannah and the population centers throughout Florida to the south.” said Matt DiLeo, Principal of the InLight Real Estate Partners Atlanta office.

The development will feature two divisible rear-load buildings, with a shared truck court. One building will measure 131,400 square feet, while the other will total 139,900 square feet.

Features include spec office space, 32’ clear heights, ESFR fire protection systems, 60’ speed bays, ample car parking, additional off-door trailer parking, and two over-sized drive-in doors per building.

“With record low vacancy rates for modern distribution space being recorded throughout the Atlanta MSA, and the airport and I-75 south submarkets helping lead that charge, we are thrilled to have construction underway at Rex Distribution Center. The optionality provided by the site plan, coupled with the rare location offering immediate access to three exits on two different interstates, will allow tenants a competitive advantage in their logistics offerings. Concurrently, these state-of-the-art facilities will help win new jobs for the local community, while providing a clean, modern aesthetic.” said DiLeo.
